“HOA accounting software” is two markets wearing one search term.
Dues-only (or dues-first): PayHOA and many volunteer apps. Excellent at assessments. Weak at fund accounting. Fine for tiny associations that also keep a spreadsheet or CPA.
True books: a general ledger, fund separation, reconciliation, and board packages. On the self-managed side, ManageCasa and Perfect HOA are the listings to interrogate. On the CAM side, Buildium, AppFolio, CINC, Enumerate, and Vantaca are the class — with quote-or-minimum pricing that excludes most volunteer boards.
If a vendor will not show you operating vs. reserve balances and a bank rec, it is not accounting software. It is billing software. Both are useful. Mixing them up is how boards are surprised at year-end.
