“Best HOA accounting software” is two markets wearing one search term. This page is a shortlist by that distinction, not a scored #1–#n ranking. Cards below are alphabetical. PayHOA is included as a dues-first contrast — it is not fund accounting.
We do not invent prices, review counts, or “#1 for reserves” badges. If a vendor will not show you operating vs. reserve balances and a bank rec, it is not accounting software. It is billing software. Both are useful. Mixing them up is how boards are surprised at year-end.

Dues-only (or dues-first): PayHOA and many volunteer apps. Excellent at assessments. Weak at fund accounting. Fine for small associations that also keep a spreadsheet or a CPA.
Mixed / “better books than a dues app”: Perfect HOA and ManageCasa. Stronger invoicing, bank connection, or reserve story than a pure collector. Still confirm GL depth, fund separation, and CPA exports against your accountant’s list. We classify both as mixed, not as a CAM general ledger.
True books (CAM class): Buildium, AppFolio, CINC Systems, Enumerate, and Vantaca. Quote-or-minimum pricing that excludes most volunteer boards. Built for people whose job is management.
That question decides the aisle more than feature checklists.
Volunteer treasurer, typically under ~100 units. Start with whether you need books in the HOA app at all. Many small associations collect in PayHOA-class software and let a CPA produce year-end statements. If you do want more bookkeeping in-product, interrogate Perfect HOA and ManageCasa — and stay honest about reserves. See HOA software for small self-managed boards.
Professional manager or mixed rental + HOA shop. You are shopping Buildium against AppFolio, CINC, Enumerate, and Vantaca — not against PayHOA. PayHOA vs Buildium exists because Google pairs the names. They are not substitutes. Buildium alternatives splits volunteer tools from CAM peers.
Self-managed but growing (roughly 80–300 units). ManageCasa is the listing we keep on both sides of that fence: still talks to boards, leans harder on accounting and reserves than a dues-first app. Pricing and feature gates get more complex as you leave the smallest tier. If the only number you can find is “from $X” on a third-party roundup, treat it as unverified. Use the vendor’s pricing page or sales sheet.

TownSq and Condo Control are omitted from this shortlist on purpose. They are operations / engagement layers. CAMs often run them beside a general ledger. They are not the books.
PayHOA appears because boards search “HOA accounting software” and land on dues products. Our PayHOA listing says the accounting depth is dues-only. That is not an insult. It is the product. If your only problem is assessments, stay there. If your problem is fund integrity, do not promote a dues app into a general ledger by renaming the menu.
