Compare
KindHOA vs Stewardly
Honest KindHOA vs Stewardly comparison for volunteer HOA boards — free or flat software versus published $49, $129, and $299 tiers. No invented ratings.
This comparison exists because volunteer boards keep pairing two self-managed tools that both publish a software fee that is not a per-door meter. KindHOA is a broader board workspace with a permanent free plan and a published flat paid plan. Stewardly is an AI-native ops suite with published flat tiers that step by unit band, and a trial instead of a free plan that stays free.
Do not confuse Stewardly with Steward HOA (stewardhoa.co) or other similarly named products. Stewardly’s About page, checked October 12, 2026, still calls the company early-stage: live, used by communities, and without a 10-year track record. Founder Miguel Torres describes himself as an HOA board volunteer. Our Stewardly listing records that a September 21, 2026 pass did not find a clear independent G2/Capterra profile or r/HOA thread under this brand. This page did not repeat that skim. That is a diligence fact. It is not a star rating we invented.
Neither is Buildium. If someone is pushing a professional association platform, stop and read PayHOA vs Buildium first. That is a different buyer. The dues-and-portal pairings are PayHOA vs KindHOA and PayHOA vs Stewardly.
Affiliate links, when we have them, are disclosed in the header. Until a program URL is live, listing buttons go to the official site. We do not invent star ratings. Dollar amounts below are what the vendors published on the dates cited — not a billed quote, and not a price we promise will still be on the page next month.
Who each product is for
KindHOA is for the volunteer president or treasurer who has to run the year: dues, documents, architectural requests, violations, maintenance, and elections. Audience in our directory: self-managed boards. Typical unit fit we record: 1–200 units. Pricing model: freemium plus a published flat paid plan (not per-door software). Accounting depth we record: mixed.
Stewardly is for a self-managed SFH, condo, or townhome board that wants published flat pricing, AI help on documents, minutes, and books, and one workspace from dues through delinquency. Audience: self-managed boards. Typical unit fit we record: 1–1,000 units, with the listing calling out a roughly 20–300 unit sweet spot where Starter or Growth land. Pricing model: flat-tier. Accounting depth we record: mixed — treasurer-desk financials, not CAM-grade fund accounting.
A 40-unit board that only needs owners to pay and see a balance can stay on KindHOA’s free plan, or on Stewardly Starter, and should not buy the paid rooms it will not operate. A board whose crisis is minutes, governing-document questions, and a treasurer desk should not assume KindHOA’s free plan includes the AI assistant. A board that needs a formal election this quarter should not assume Stewardly Starter includes e-voting.
Fees — honest, not invented
Use each vendor’s own pricing page. Do not copy another product’s competitor-marketing page into the board packet. Those numbers disagree with each other, and they go stale.
KindHOA (published on kindhoa.com/pricing, checked October 12, 2026). Our listing deliberately does not freeze a marketed dollar as a verified PickHOA price. Treat the figures here as what that page published on that date.
- Good Neighbor — $0 forever, no card. The page publishes unlimited residents, invoicing, maintenance, ARC, violation tracking (up to 10 active), board-only polls and formal elections, a document library, a finance hub (transactions, budgets, bank match via CSV/OFX), and a public website on a free subdomain. Caps are part of the free plan: 5 GB storage, calendar 10 events/month, announcements 5/month, feed and message history limits.
- Board Automation — published as $300/year prepaid, or $29/month ($348/year if paid monthly). The page calls the annual prepay the best value and says it saves $48 versus paying monthly. Every new HOA gets a 60-day Board Automation trial, no card. After that, Good Neighbor stays free. The paid plan adds recurring dues, automated late fees, a 24/7 AI assistant on your documents, email broadcasts, higher limits (including unlimited violations), treasurer report PDF/HTML/print, and 1120-H worksheets for your CPA. The same page says KindHOA does not file taxes, e-file 1099s, or file Form 990.
- Not in the software price. Online payments carry Stripe processing plus a KindHOA platform fee. The page publishes Stripe at 2.9% + 30¢ for cards and 0.8% (max $5) for ACH on both plans, and a platform fee of 1.2% cards / 1.0% ACH (max $8) on Good Neighbor versus 1.0% cards / 0.8% ACH (max $5) on Board Automation. The board chooses who absorbs those fees. Optional Bank Sync is $9/month or $89/year (CSV/OFX import stays free). Physical mail is published per letter (Good Neighbor $3.99 First-Class; Board Automation 8% off). Extra storage is $5/month per 25 GB.
The pricing page also says the software price is the same at 10 homes or 10,000. That is vendor marketing. Our listing’s typical fit remains 1–200 units. A slogan is not a capacity test.
Stewardly (homepage pricing section, checked October 12, 2026; same monthly figures as our listing’s September 21, 2026 research). Published flat per-community tiers. Schema.org offers on the homepage match 49 / 129 / 299 USD per month. The AI HOA software page restates the same three prices and the trial.
- Starter — $49/mo, up to 50 units. Online dues and autopay (card and ACH), portal, tasks, meetings and minutes, ARC, violations, documents, packages, and parking, AI assistant 50 actions/mo. The Starter card also lists bank sync and financial dashboards, vendor/AP, and collections automation.
- Growth — $129/mo, up to 250 units. Everything in Starter, plus Plaid bank sync and reconciliation, full financial dashboards and budgeting, vendor/AP with W-9 / 1099-NEC / COI, owner ledger / AR aging / late fees, delinquency escalation with AI-drafted notices, monthly board packet, insurance tracking, AI Treasurer month-end summaries, 2,000 AI actions/mo, branded PDF reports, priority support. The elections page says online voting is included on Growth. It is not a line on the Starter card.
- Pro — $299/mo, unlimited units. Everything in Growth, plus a reserve study and 30-year funding planner, statutory notice center, resale/estoppel certificates, unit value insights, Google Drive document import, unlimited AI actions, dedicated onboarding. The Pro card also labels a multi-HOA / portfolio console, white-label branding, and API access as coming soon. Those are not features you can use today.
A Monthly / Annual toggle advertises “Save up to 20% yearly.” Exact annual dollar amounts are not printed as static figures next to the monthly prices. Every plan includes a 30-day free trial with no credit card. There is no permanent $0 software plan on the pricing section. The vendor markets “$0 per-unit fees” and “no hidden charges” for the subscription. Card and ACH payment-processing costs still apply and are not quoted as fixed Stewardly pass-through rates on that section. Our listing says any mail or usage costs sit outside the published subscription.
What that means in practice:
- Both are board-approvable fee shapes. Neither starts as a CAM-grade quote.
- KindHOA’s software fee does not step with door count. The choice is free (with caps) or one flat paid plan. Stewardly’s software fee does not meter per door either, but it steps by community tier: $49 through 50 units, $129 through 250, $299 with unlimited units on Pro. A 30-unit and a 200-unit association are not looking at the same Stewardly plan. They can be looking at the same KindHOA plan.
- Free tier versus trial is the real fork. KindHOA’s Good Neighbor plan is published as $0 forever. Stewardly’s $0 period ends after 30 days. KindHOA’s 60-day no-card trial is for Board Automation, not a substitute for the free plan.
- Do not crown a cheaper product from the software line alone. KindHOA publishes processing and mail. Stewardly’s pricing section does not. Model software + processing + mail at your assessment volume. We will not guess a crossover.
- “Save up to 20%” is not a Stewardly dollar on file. KindHOA does print the annual prepaid figure ($300). Confirm Stewardly’s annual number on the toggle before you budget it.
- Starter’s AI cap is 50 actions a month. Price the tier you will actually use.
The jobs, not the logos
| Job | Usually KindHOA | Usually Stewardly | Neither / look elsewhere |
|---|---|---|---|
| Collect dues, remind, show a balance | Yes — invoicing on the free plan; recurring dues on Board Automation | Yes — online dues and autopay on Starter | If you need a CAM general ledger, leave this aisle |
| Owner documents / simple portal | Yes | Yes — portal, documents, packages, and parking | TownSq if the gap is engagement, not back office |
| ARC and violations | Yes — free plan caps active violations at 10 | Yes — listed on Starter, with no cap printed on that card | HOAware if you want published per-unit ops |
| Formal elections | Yes — board elections on Good Neighbor; community polls on Board Automation | Published as included on Growth, not on the Starter card | Confirm quorum, proxies, and your governing documents in a trial |
| Meetings, minutes, and AI drafts | AI document chat is a paid-plan line, not Good Neighbor | Yes — meetings and minutes on Starter; AI caps of 50 / 2,000 / unlimited | Treat drafts as board work to review |
| Optional paper mail in the dues workflow | Yes — published per-letter postage | Confirm with the vendor; our listing puts mail outside the subscription | Ask both how late notices actually go out |
| Treasurer-desk books | Mixed — finance hub on the free plan (CSV/OFX); Bank Sync is a paid add-on; treasurer PDF and 1120-H worksheets on Board Automation | Mixed — Starter lists bank sync and dashboards; Growth and Pro are where Plaid reconciliation, AR aging, the 1099-NEC report, and AI Treasurer sit | Perfect HOA, ManageCasa, or the accounting shortlist |
| Reserve study and 30-year funding plan | Not a published KindHOA module | Pro only | Have a CPA or reserve specialist confirm scope. It is not a CAM general ledger |
These are qualitative fit notes from the vendors’ pages and our listings, not lab scores. Confirm current modules on a demo — especially which Starter “bank sync / vendor / collections” lines are the same tools Growth describes in full.
Accounting depth
This is the comparison most “vs” posts flatten.
- KindHOA: mixed. The free plan publishes a finance hub (transactions, budgets, CSV/OFX bank match, reports preview). Optional Bank Sync is a separate paid add-on. Board Automation adds recurring dues, late fees, treasurer packs, and 1120-H worksheets for a CPA to file. KindHOA says it does not file the return and does not e-file 1099s. That is not an enterprise association general ledger.
- Stewardly: mixed. Useful treasurer-desk depth for many volunteer associations, and it steps by tier. Growth and Pro are where our listing — and the live pricing card — put Plaid reconciliation, full dashboards, owner ledger / AR aging, W-9 / 1099-NEC / COI, and AI Treasurer month-end summaries. A “1099-NEC year-end report” on the card is a report, not proof of e-filing. Pro adds a reserve study and 30-year funding planner. That is not CPA-grade multi-entity fund accounting for a professionally managed portfolio.
If your only problem is late assessments, do not “win” by buying the larger workspace. If your CPA is asking for restricted reserves and a bank rec, take those questions to a trial file. Do not promote either product into a general ledger by renaming the menu.
Features that are not the point
Both products collect dues, store documents, and track ARC and violations. That overlap is why the search exists. It is not why you should pick one.
KindHOA’s overlap sits next to a permanent free plan, formal elections, maintenance requests, a public website, and published paper mail. The paid plan is where recurring dues, the AI assistant, email broadcasts, and amenity reservations show up. You are buying those rooms — or you are living inside the free-plan caps.
Stewardly’s overlap is the front door of an AI-native ops suite: meetings and minutes, packages, parking, and AI drafts with an action cap. Feature depth steps by tier. Growth’s elections and Plaid reconciliation are not on Starter. Pro’s reserve planner, estoppels, and unlimited AI actions are not on Growth. Coming-soon lines on Pro are not included today.
Brand familiarity is a board-politics and diligence issue, not a quality score. KindHOA is the longer-running name in this pairing on our directory. Stewardly tells you it is early-stage. We will not turn a missing review profile into stars.
Switching myths
“KindHOA is Stewardly with a free plan.” Only if you will not use Stewardly’s meetings, packages, AI action budget, or Growth-tier books. The free plan also has caps. Unused paid rooms on either side are clutter.
“$0 forever means KindHOA is always cheaper.” Good Neighbor is $0 software. Processing, mail, and optional Bank Sync are not. A board that needs recurring dues, the AI assistant, or unlimited violations is looking at Board Automation, not at $0.
“Published $49 means Stewardly is cheaper than Board Automation.” $49 is Starter, up to 50 units, as of October 12, 2026. Board Automation is a flat $29/month or $300/year with no unit step. A community over 50 units is looking at $129 or $299, not $49. Processing is extra on both, and only KindHOA prints the processing stack on the pricing page. We will not guess the crossover.
“Unlimited units, or ‘same price at 10,000 homes,’ means it replaces a CAM platform.” Neither claim makes the product Buildium. Audience we record for both is self-managed. Software does not supply staff.
“Growth includes elections, so Starter does too.” The elections page says Growth. The Starter card does not list them. KindHOA publishes formal elections on the free plan. Read the plan you will actually buy.
“Save up to 20% yearly” is a price you can approve tonight. It is a toggle label. Confirm the annual figure on the page. KindHOA’s $300 prepaid is a printed number; Stewardly’s annual discount is not.
“Early-stage means skip the trial — or trust the feature list.” Neither. Import a real dues schedule, ask a governing-document question, and walk a bank rec inside the trial. Do not treat the homepage as peer-proven board experience.
How to decide in one meeting
- Write down the jobs you will actually use in the next 12 months: dues only, or dues plus ARC, elections, mail, minutes, AI drafts, and treasurer-desk books.
- Who closes the month — a volunteer or an employee? If an employee at a firm, you are in the wrong comparison.
- Can you live with the fee shape: KindHOA’s free plan or one flat paid plan, versus Stewardly’s $49 / $129 / $299 bands at your door count? Add processing and mail. If you want Stewardly annual billing, toggle it and write down the number.
- Open the two listings — KindHOA and Stewardly — and read pros and cons. On KindHOA, ask to see a free-plan violation cap, an election, and — if you need books — CSV bank match versus the paid Bank Sync add-on. On Stewardly, ask to see a violation, a document answer with citations, and which of those tools exist on Starter versus Growth. If you claim to need CAM-grade books, ask neither. Use the accounting shortlist.
If you are still choosing an aisle, use HOA software for small self-managed boards and KindHOA alternatives. The dues-and-portal versions of this search are PayHOA vs KindHOA and PayHOA vs Stewardly.

Verdict
Choose KindHOA if a rotating board wants a permanent free plan or one published flat paid plan that does not step by unit count, with elections, ARC, violations, maintenance, and optional paper mail in the same workspace. Choose Stewardly if the board will pay a published community tier ($49 / $129 / $299 by unit band), wants AI help on documents, minutes, and treasurer-desk books, and will validate an early-stage product in the 30-day no-card trial before voting.
