DuesIQ

Self-managed HOA suite with Stripe dues, a public community site, and an optional double-entry ledger with Plaid bank reconciliation, from $89/month billed annually for up to 99 units.

Self-managed boards Flat tier by size 1–350 units Some bookkeeping; confirm fund separation

DuesIQ (duesiq.com) is cloud software for self-managed HOAs, condo associations, and POAs. The product pitch is dues with autopay, a public community website plus private board/resident portals, and—on the top published plan—a double-entry ledger that closes against the bank each month. The Terms of Service (last updated March 1, 2024) say the site is operated by DuesIQ and hosted on Vercel, with support at support@duesiq.com. They do not name an LLC, corporation, street address, or U.S. governing state (only “the laws of the country where we are registered”). The Privacy Policy (last updated September 29, 2026) likewise brands the operator as DuesIQ. A Capterra profile lists the vendor as Cory Coleman Realty at 100 South Wacker Drive, Suite 600, Chicago, IL—that entity does not appear on the official Terms or Privacy pages checked Oct 12, 2026, so treat it as a third-party listing, not a confirmed legal name. No founding date or customer count is published. The vendor’s llms.txt sizes the product for self-managed communities typically up to 350 units.

Audience is self-managed. Every page leads with volunteer boards that do not use a management company. Enterprise is described for large communities and management companies (350+ units, multi-community, custom reporting, priority support) and is quote-only, so it was not evaluated in depth. Schema range is 1–350 units, matching the published Professional + Accounting ceiling; Essentials and Professional hard-cap at 99 units.

Pricing (researched October 12, 2026) lives on the homepage pricing section and the subscribe checkout. There is no separate /pricing page (it 404s). The homepage default toggle is Annual / Save 20%. Annual-equivalent monthly prices are Essentials $89, Professional $179, and Professional + Accounting $249. Month-to-month on /subscribe is $109 / $219 / $299. Annual ACH checkout totals are $1,068 / $2,148 / $2,988 per year (exactly 12 × the homepage annual rates). Against monthly, that is closer to an 18% discount on Essentials and Professional and about 17% on Professional + Accounting—not a clean 20%—so boards should use the checkout total, not the badge. Paying the software subscription by card on /subscribe adds a separate 3.5% + $0.50 fee; ACH for the subscription shows no processing fee. Homepage and FAQ say no setup fees, no long-term contracts, monthly cancel anytime, and data export any time. There is no free trial; the FAQ offers a personalized demo and limited-time free white-glove onboarding (import homeowners and units, chart of accounts, balances and payment history, supervised first bank close). The Terms say prices may change without notice.

Homeowner dues run through Stripe. Per the FAQ and llms.txt, funds settle to the community bank account. Card payments carry a convenience fee of 3.5% + $0.30 paid by the homeowner, so card processing “costs the association nothing.” ACH has no added fee for the homeowner; the association absorbs a processing cost of about 1%—no fuller Stripe schedule is published on the pages checked. Autopay, partial payments, and late-fee automation are part of the product story (late fees are listed on Professional and above).

On accounting depth, DuesIQ is mixed. Professional + Accounting is the only published plan that includes a double-entry general ledger, chart of accounts, journal entries, vendor bills, budgets, Plaid bank feeds with automatic matching, and a month-end close against the actual bank statement, plus an auto-assembled board packet (balance sheet, income statement, budget vs actual, delinquencies, and more—marketing says nine reports). The homepage demo balance sheet shows separate Operating cash and Reserves lines. What we did not verify: true multi-fund ledgers with inter-fund journal entries, hard period locks, by-fund financial statements, 1099 tracking or e-file, or any reserve-study / reserve-planning tool. Essentials and Professional collect dues and run the portal without that ledger. A CPA-audited board should walk the demo through fund treatment before a vote.

Beyond the books: every plan includes a public community website and a private portal (board finances/ops vs resident balance, payments, autopay, bookings). Professional adds amenity reservations with agreements and deposits, voting and ballots with quorum and proxy support, maintenance request tracking, late-fee automation, violations and ARC, and bulk email. The Florida website law guide walks Fla. Stat. 720.303(4)(b) (HOAs with 100+ parcels) and 718.111(12)(g) (condos with 25+ units) and says DuesIQ’s public site plus records portal are built to help with those posting duties—with the usual not-legal-advice framing. The Security page describes zero-trust request checks, PostgreSQL row-level security, TOTP MFA (required for board/admin), AES-256 at rest, TLS 1.2+, JWT httpOnly cookies, audit logging, and a 48-hour critical-patch SLA; report issues to security@duesiq.com. The FAQ adds that payment data stays with Stripe and that infrastructure is “SOC 2 compliant through Supabase and Vercel”—that is infrastructure-provider compliance language, not a named DuesIQ SOC 2 report. Privacy discloses that some tools send bills, checks, and bank-statement content to Anthropic (Claude) for reading and categorization; the board can turn AI off in Settings so nothing is sent.

Honest assessment: DuesIQ is one of the clearer flat-priced, accounting-capable options for a volunteer board that wants Stripe autopay and a website in one vendor. At $249/month annual-equivalent for up to 350 units with GL + Plaid close, it sits above HOAfy and VlgeHOA on sticker for mid-size communities, but below many CAM platforms, and the unit caps are easy to explain at a board meeting. The catches are packaging and proof. Accounting is an upsell, the 99-unit wall on the cheaper plans is real, annual “20% off” is slightly overstated vs monthly checkout, ACH cost is only “about 1%,” and the company behind the brand is thinly documented on its own legal pages. Independent reviews are effectively absent so far (Capterra 0; no G2; no r/HOA customer threads found Oct 12, 2026).

Who it’s for: a self-managed HOA, condo, or POA with roughly 30–200 units, a treasurer who wants invoices and the bank to agree without rebuilding QuickBooks every month, and a board that also needs a public site, voting, amenities, or ARC. Who should keep looking: boards under ~100 units that want every feature including the ledger in one cheaper band (HOAfy, VlgeHOA, CommunityPay); boards that need published fund accounting with period locks (HOAfy, Perfect HOA, HOA Hub); boards that want a permanent free tier (KindHOA, and queue-candidate GnomeOwner); boards that want a long review trail (PayHOA, HOA Start); and professionally managed portfolios (Enumerate, CINC Systems, Vantaca). Compare under self-managed boards and accounting / reserve.

Best for

Self-managed HOA, condo, and POA boards (roughly 30–200 units) that want published flat pricing, Stripe autopay, a public community website plus owner portal, and—on Professional + Accounting—a real double-entry ledger with Plaid month-end bank close, without hiring a CAM.

Pricing notes

Official homepage pricing and subscribe checkout (researched Oct 12, 2026). Three published plans; homepage default is annual ('Save 20%'). Annual-equivalent monthly prices: Essentials $89 (up to 99 units; dues, Stripe payments, homeowner portal, announcements, documents, email), Professional $179 (up to 99 units; adds amenity reservations, voting with proxies, maintenance requests, late-fee automation, violations and ARC, bulk email), Professional + Accounting $249 (up to 350 units; adds double-entry GL, Plaid bank reconciliation, auto-categorization, balance sheet and income statement, budget tracking, vendor management). Enterprise is custom for 350+ units and management companies (multi-community, custom reporting, priority support). Month-to-month on /subscribe is Essentials $109, Professional $219, Professional + Accounting $299. Annual ACH checkout totals are $1,068 / $2,148 / $2,988 per year (exactly 12× the homepage annual rates). The 'Save 20%' label is marketing rounding: vs monthly, the true discount is about 18% on Essentials and Professional and about 17% on Professional + Accounting. Paying the software bill by card on /subscribe adds a separate 3.5% + $0.50 processing fee (ACH for the subscription shows no such fee). Homeowner dues: card convenience fee 3.5% + $0.30 paid by the homeowner; ACH has no homeowner fee, and the association absorbs 'about 1%' (FAQ). No setup fees, no long-term contracts, cancel anytime on monthly. No free trial; personalized demo plus limited-time free white-glove onboarding (import units/homeowners, chart of accounts, balances and payment history, supervised first close). Prices subject to change without notice (Terms, last updated March 1, 2024).
