HomeHerald is cloud HOA software built by a sitting board president for self-managed volunteer boards. The public pitch is “AI as the operating system”: upload a roster and governing docs, then let agents help with dues reminders, inbox triage, CC&R-grounded resident answers, violation drafts, amenity bookings, work orders, voting, and multi-channel notices — with native iOS and Android apps for residents and the board.

Pricing on the dedicated pricing page and the handbook’s plan and billing page (last updated August 23, 2026) agrees on two self-serve plans priced by property count, not per door. Automate is $49/mo up to 105 properties, $99 up to 205, and $199 up to 400. Automate+ is $65 / $125 / $250 at those same bands and adds Herald Phone (24/7 AI answering on a community local number), resident texting with Herald, a community website, and included voice minutes. Custom covers communities over 400 properties or unlimited communities under one account. New communities get 14 days on full Automate with no card; adding a card starts a fresh 30-day trial. Pass-through costs to model separately include Stripe convenience fees (4% + $0.30 card / 2% ACH), USPS mail ($1.50–$3.00 per letter), outbound texts ($0.0079), and Automate+ voice overage ($0.12/min, capped at plan price). The FAQ also notes that communities created before the current pricing change keep whatever plan they already had — boards evaluating today should treat Automate / Automate+ / Custom as the current self-serve story and confirm on those pages (researched September 16, 2026).

On money, the vendor goes past a dues-only portal. Homepage and handbook describe Books & Banking with cash accounts (including operating and reserve views), Profit & Loss, AR and AP aging, bank reconciliation, budget vs. actual, AI receipt logging, and Stripe Connect Express so card/ACH/Apple Pay land in the association’s bank — never the vendor’s. That is useful “treasurer desk” depth for many volunteer associations. It is still mixed accounting depth, not a claim of CPA-grade fund accounting or a full reserve study. Have your treasurer or CPA walk operating vs. reserve separation, bank rec, and year-end export in the trial before you retire QuickBooks.

Florida boards should also note the vendor’s HB 1203 members-only portal framing (governing docs, budget, financials, contracts/bids, meeting notices behind resident login). Treat that as a product claim to verify with counsel for your association — software alone does not equal legal compliance.

Who it is for: a self-managed SFH, condo, or townhome board that wants published band pricing, mobile apps, and AI help on repetitive dues/comms/enforcement work, especially in the roughly 50–400 home range where Automate tiers land. Who should keep looking: large professionally managed portfolios that need a CAM operating system, associations whose CPA requires proven fund accounting as the primary buy reason, or boards that want a long peer-review trail before trusting AI on money and enforcement — start with self-managed boards and accounting / reserve, and compare day-to-day fit and pricing transparency against PayHOA, KindHOA, AffordableHOA, and RunHOA.
