Communities

Free-forever AI bylaw concierge for HOA boards (cited answers from your CC&Rs, no signup) plus published Pro per-door pricing that is still waitlisted, and a Managed tier that aims to replace a traditional property manager.

Self-managed boards Free / freemium 1–250 units Dues/billing only — not fund accounting

Communities (aiforhoa.com) is an AI-first HOA product from Stellar Rentals LLC (Delaware), doing business as Communities. The live hook is a free, no-signup bylaw concierge: drop in your CC&Rs PDF (up to 25 MB), and residents or board members can ask plain-English questions and get answers that point back to the page and section. The same brand markets a full self-serve Pro platform (resident portal, financial dashboard, dues scaffold, architectural requests) and a Managed tier that would replace a traditional property manager. The Terms of Service and Privacy Policy are both effective April 16, 2026. Contact on every legal page and the pilot form is rentstellar@gmail.com. No street address and no named founders appear on the official pages checked October 14, 2026 — only “founders” / “Talk to founders.” Terms set Delaware law with JAMS arbitration in Wilmington, Delaware (30-day email opt-out). The footer and copyright line read © 2026 Stellar Rentals LLC · Communities · aiforhoa.com. www.aiforhoa.com resolves to the apex host.

Audience is self-managed for schema purposes. Marketing leads with volunteer boards and “HOA software priced for boards, not managers.” The vision page targets mid-sized suburban communities of 50–250 homes that already pay $15,000–$30,000/year for management and still do half the work. A Managed plan is listed from $6/door/mo as a manager replacement (human account manager, 5-minute SLA, audited financials, vendor coordination, legal + CPA on retainer), but Terms say Managed pricing is bespoke under a separate order form or MSA, and we did not treat it as a generally available CAM product. Schema range is 1–250 units, matching the pricing page’s “Free forever under 250 homes” line and the vision target; we did not invent a higher band.

Pricing (researched October 14, 2026) is published on the pricing page. Three columns:

  • Free — $0 forever. 24/7 bylaw concierge, unlimited board seats, unlimited CC&R uploads, violation reporting, community support. No credit card. The page also repeats Free forever under 250 homes near the signup CTA. Free self-serve tools on the site include the CC&R Health Check, Manager Comparison, Manager Breakup Kit, Resident Handbook, and Instant Board Packet.
  • Pro — $1.50/door/mo. $49/mo minimum, $299/mo cap. Founder cohort: first 25 HOAs get every Pro feature free for 3 months, then $0.99/door/mo locked in for life, with direct founder access. Pro adds resident portal + custom domain (hoa.yourcommunity.com), financial dashboard + CSV/QuickBooks export, dues collection & reminders, and architectural request workflow. By our math, the $299 cap equals about 199 doors at $1.50 before the cap binds, and the $49 floor covers boards under about 33 doors.
  • Managed — from $6/door/mo (Contact sales). Everything in Pro plus dedicated account manager, 5-minute response SLA, audited monthly financials, vendor coordination, and legal + CPA on retainer. The FAQ compares that to $15–30/door for traditional managers.

Availability conflict (do not skip): the same pricing page FAQ still says “When Pro launches, you can upgrade in one click.” Section 14 of the Terms says Communities offers a Free tier and “a Pro tier currently in waitlist,” and that paid-plan terms will be disclosed when paid plans become generally available. The Privacy Policy is blunt that “We do not currently process credit-card numbers or bank account numbers; payment integration is not yet live.” So published Pro dollars are real marketing numbers, but Pro is not generally available as of this research date, and “dues collection” on Pro is a dues / assessment scaffold (Terms) with payment-intent tracking on the pilot page — not live ACH/card checkout. The pilot / customers page is selecting 25 pilot communities for 3 months of Pro free in exchange for weekly usage and feedback (case study optional; anonymization available).

What actually ships today versus later is clearest on the roadmap:

  • Shipping now: 24/7 bylaw concierge (PDF ingestion, retrieval-augmented answers with inline citations, shareable concierge links). The homepage claims <5 sec median response time and that 9 of 10 resident questions can be answered without the board — vendor claims, not third-party measurements.
  • In active build: automated violations (resident capture + computer vision + CC&R matching + drafted notices for board approval) and real-time financial transparency (read-only dashboard, automated dues collection, invoice OCR, monthly treasurer report).
  • Next up / exploring: predictive maintenance, zero-drama board pre-reads, and a unified resident portal with amenity booking and in-app dues payment.

AI processing (Privacy) runs through OpenAI (and optionally Anthropic). The vendor says API inputs/outputs are not used to train foundation models, and Terms §7 say Communities will not use Your Content to train its own or third-party foundation models without explicit consent. Sub-processors also include Vercel, Supabase, Resend, PostHog, Upstash Redis, and optionally Sentry. Terms §8 still warn that AI outputs may contain errors, omissions, outdated citations, or “hallucinations” and are not legal advice — which conflicts with the homepage claim of “100% Answers cite the exact bylaw section / No hallucinations.” Treat citations as a retrieval feature, not a guarantee.

Customer proof is thin. The homepage says “13 HOA boards using this.” The pilot page still leads with “Be our first pilot HOA.” No G2 or Capterra profile for Communities / aiforhoa.com turned up in web search on October 14, 2026 (those directories returned 403 to our curl checks and are not linked here). Reddit searches for aiforhoa / Communities bylaw concierge and an X search for aiforhoa / rentstellar found no customer threads.

Honest assessment: Communities is worth knowing for the free forever concierge and the unusually explicit published Pro/Managed price sheet, but it is not a substitute today for a dues-and-books product. Boards that need live online dues, a working general ledger, or a mature resident portal should look at GnomeOwner (free Neighbor plan plus live Stripe dues), KindHOA, PayHOA, DuesIQ, HOAfy, VlgeHOA, or Stewardly. Communities is a better fit when the pain is “we answer the same bylaw questions all week” and the board is willing to sit on a Pro waitlist or join the 25-spot pilot while the rest of the platform is still being built.

Who should look elsewhere: associations that need fund-level accounting, period locks, or reserve studies (HOAfy, VlgeHOA); boards that need proven online payments now (PayHOA, GnomeOwner, DuesIQ); large or professionally managed portfolios that need CAM-grade software (Buildium, Vantaca) rather than a startup Managed MSA.

Best for

Volunteer boards of mid-size self-managed or lightly managed HOAs (roughly 50–250 homes) that want a free, no-signup AI concierge that answers resident CC&R questions with citations, and are willing to waitlist for Pro dues, portal, and financial features that are priced but not generally available yet.

Pricing page also says 'Free forever under 250 homes.'
